Contract: £250,000 to £750,000Architect: HTPStructural Engineer: Jon Beale Associates13/02/08: Willis Construction have recently been appointed as design and build contractor for this exciting new build mixed use development, the contract value is in the order of £450,000. We have been appointed under a partnering contract in order to provide cost and design efficiency.
The development comprises demolition of existing building. Extensive ground works- basement, piling and structural works and subsequent construction of retail unit and office totalling 3,000 Sq ft, with 4 flats at first and second floor.
The development is a high quality modern contemporary designed building of high specification.
Demolition & site clearance works are currently underway (Feb 08), it is anticipated that full construction will commence in 2 months once full design, building regulations and enabling works have been carried out with completion anticipated by end April 2009
7/09/08: Excavation works commenced on 28th April 2008 with the removal of over 1/2 a million tons of soil. Basement works have been completed, with a re-inforced concrete slab and re-inforced concrete walls cast in 1 metre sections. Temporary sheet piling was needed to provide temporary support. Steel works and precast floor have been installed to the rear section of the site above the basement, all groundworks drainage works a raft slab foundation to front section, and walls built to first floor.
Works are on schedule for completion end of Apr 2009
24/04/09: Completion. All construction works completed on time and under budget. Under the partnering contract the works were charged on the basis of cost of works plus overheads and profit , with the aim of saving the client money, however the construction cost risk was obviously transferred to the client. This cost plus contract proved very succesful resulting in the contract coming in £95,000 under the £450,000 budget.
The Flats have all been completed to a very high standard & specification and all have 10 year NHBC warranties. The retail and office have both been finished to shell condition to enable specific fit out according to tenant/client requirements. |
