Design and Build

If you are looking for a one stop shop, we can offer a full turn-key service where we will be responsible for the design, project management, and all aspects of the construction. If you are looking to have the minimum amount of hassle, then this type of procurement method can take all the headache out of running your project.

The other benefits of Design and Build are timing, if you are keen for a quick start on site, then there can be significant time savings and a much earlier start on site with a Design and Build contract. The traditional procurement method whereby you appoint your own architect can be very time consuming and drawn out. Under the traditional procurement method, you will need to appoint an architect first, they will then obtain planning consent, building regulations approval, and only then prepare full contract documentation, issue that to the contractor(s) for tender and then run the whole tender process, and then await a delayed start pending availability of the contractor.

If you are interested in Design and Build, then for smaller projects our inhouse surveyor can produce CAD drawings and we can submit planning applications and building regulation submissions. We can also appoint independant Building Regulation Consultants, which can improve efficiency on-site, and avoid delays waiting for Local Authority Building Inspectors (which can be frequent). We have worked on numerouse occassions with independant Building Regulation Consultants and have found that despite their additional cost, it can lead to overall savings for the client and improved efficiency on site.

For larger projects, we would look to partner the design aspect of this service with one of our regularly used architects, so that as a client you recieve a true turn-key operation. By working in partnership with Architects and Structural Engineers, and through our involvement during the design stage we have found that we can often come up with innovative cost savings for the client, without involving any reduction in the finish. Again this leads to increased efficiency, and overal savings for the client.
